2nd AGM-Minutes of Meeting

Venue – VME Lakeside apartment, Multipurpose hall for residing owners & Online Microsoft teams for outside owners

Time -11.00AM to 01.30PM

Convenience of Meeting mode whether online or offline – Option to choose was suggested on 16th Feb 2022 due to pandemic and many owners are staying outstation/country. Decided to go for online for outside owners & offline for residing owners

Notice of AGM given by whatsapp dt 24-02-2022 & mail dated 25-02-2022 and VLOWA blog and requested to provide any issues to be addressed through mail. Annual report, House rules, Security SOPs – Dos & donts was circulated thru mail to all owners on  19-03-2022 for transparency & ease of discussion

Attendees ; As per enclosed annexure 

President postponed for 15 minutes to enable more participant joining and started by 11.15AM. President gave welcome note followed by secretary explanation on key issues and interacted with participants.

Understanding from the meeting conducted by VME Realty dt 28-02-2021 thru its representative Mr.Devarajan and their Agency

VME Realty appointed an agency is

·         To form an association and handover the operation to association

·         To attend repair of existing civil work, limited complaints, aesthetic look and small issues of which, few were presented in ppt form and they will share the details to owners common email.

·         The agency scope is very limited which is known to VME & agency and Agency need concurrence from VME for every resolution which falls out of their scope

Residing residents & few owners who attended offline highlighted below points which are not limited

Association

Association forming is under process as per various authorities advice and it will be informed as per frame work in a month time. Residing owners were indicating to VME and their agency to completely leave it to owners

General

·         Owners indicated that all block wise issues listed out in PPT form and sent to VME during first week of December from owners email address – lakesideowners600123@gmail.com VME Realty representatives to forward those mails to this agency for resolution wherever the scope permits this agency

·         Many have highlighted their issues and it is advised as “Any owners who have issues in their home have to report specifically to the above e-mail. If you have already sent any mail to Mr.Deverajan or Mr.Karthik, etc, that is to be forwarded to the above email to get it resolved”

·         Owners let out for bigboss were not attending meeting and Mr.Deverajan informed that VME already informed all the owners to vacate bigboss. Further, residing owners may take it up with police station

·         It was clearly understood that amenities pending were not in the scope of agency

·         Owners insisted Mr.Devarajan to communicate to stanza living to depute their security at gate to monitor, manage & control their logistics, visitors till VME reality establish a separate way which is under proposal. Also insisted to give freedom/instruction to security to check all bigboss/stanza, commercial vehicles for possible misusing of transport to bring liquors in bulk & consuming which were seen as threat to society

·         Owners indicated that they will cooperate to the agency though they are addressing limited complaints. However, they will not sign in any of the document as their business is with VME realty. Owners will not sign in any MOM unless Developer signs

·         Owners raised that out of ~200 flats handed over, only around 50 owners were in whatsapp group which will limit benefits to owners & also limit the scope to agency .  Mr.Devarajan indicated that he will add all owners in next 2 days
