Dear all Flat owners,
Based on frequent communications in the earlier about the importance of registering in My gate, submission of Membership form, tenant verification form with rental agreement, Move in & Move out forms..etc we would like to inform you that it is becoming mandate to adhere to those requirements to protect the rights of flat owners from today. Kindly adhere to avoid inconveniences. 

Few issues we faced are listed here
1. Tenant verification form not obtained, rental agreement not made/renewed and hence the occupied tenant refused to vacate and it was resolved legally by the owner in rental court
2. Owner sudden demise was exploited by his associates and renting few apartments without resolution on legal-heir 
3. No proper tenant verification/agreement made, NOC not obtained & association didnt have any hold  and without which few tenants flew away without paying damages to their houses, pending MMC, rental charges

Dear all Flat owners,

In view of present facility, utility maintenance issues, the residents had been suffering long time due malfunctioning of various appliances like Lift, STP, Tank cleaning, garbage handling etc

Hence, VLOWA- Owners Welfare Association will take over the operations and maintenance and we recruit new agency Nellai Security Agency since April 17th, 2023

Request all owners and residents to transfer the monthly maintenance funds to official Association bank account given below

Effective date from 2nd April 2023. Monthly Maintenance Charges(MMC) to be paid in advance for respective month on or before of 7th of respective month.

Please stop payments of MMC to the account you had been paying earlier.

Further, as we all know that corpus fund is retained by builder and not transferred to Association (one of the point in our RERA case against builder), we request all flat owners to contribute Rs 15000/flat towards sink funds maximum in 2 instalments. This fund will support us for capital expenses like lift and STP AMC, obtaining statutory licenses for STP, insurance, major maintenance expenses etc.

Upon receipt of corpus from builder, this amount will be adjusted in MMC

Friendly i am asking some questions.

If i am right total 73 house owners are in this group.

Only 10 is active, others are not opening there mouth or not giving their ideas or views.

First i feel, all should feel free to share their VME house related issues.

Its main duty of association.

Now.

Why this association formed?

What is the use?

When your waiting for builder to complete pending amenities why urgently association formed?

Builder ll take another 2 years to complete what this association going to do.…?

Sir i have many issues( Related to construction 😃😃)in my house.

Where to give complaint?

To association or to VME management.

Who is the representative?

How to solve my problems?

After solving all my problems personaly with builder then what is the issue of association ?

Now builder is doing pending amenities work only.

Mr. Balamurugan is a contractor and he is doing his job.

Now who is taking care of general maintenance.

Now my view is, association must take incharge of general maintenance.

Let builder do their pending amenities work Parallely.

Then only some control ll come.

Otherwise no use.

Then you ll get support from everyone.

I am also staying in this campus only.

I know all association members & they are friend to me.

I know their effort.

They need only support..

I am not here to fight, i want everyone to understand.

Thanks for asking.

Why association formed urgently?

It is a long story that why association is formed and who forced to do it. You may visit our blog and read, MOM & presentations. It is simply to protect welfare of community from going to biased hand and to safeguard individual targeting of builder like defame, lawyer notice..etc.

What is the use?

After few owners issued lawyer reply to builder’s notice stating our pending points, the builder came forward with an agency to address our issues with 3 months time. They lost, 3 months in covid and they didn’t declare any progress still but we could see some development

Please note – association do not want to rub or challenge with builder at present without any ground reality when they are addressing through a third party which involves builder’s cost also. Please note association will further takeover on completion whatever it comes to the maximum extent without creating conflict.

Association has sent 3 registered letter to handover the office & community with frequent intervals and last one by last month for amicable solution & taking over. However, we didn’t receive any response still

In order to proceed further legally, association needs not only cooperation but also money which we have to generate. In order address common issues, volunteers have already spilled around 30,000 rupees from their pockets so far including association formation, water testing…etc for which detail account is available with treasurer.

Association is taking up common issues on day to day basis with Mr.Balamurugan and resolving for maximum extent.

Where to complaint?

Association may not come inside the door of the owner till handing over as there will be contractual conditions with builder & buyer. We understood many owners have withheld pending construction amount still and builder says that he can complete the pending amenities on receipt of payment.

In case if association involve in owner’s leakage issue, vme may come back with pending payment at each of your side and association cannot handle it as each one will be unique, cumbersome and will not be transparent. Any agreement/disagreement between buyer & seller of respective flat has to be sorted out within themselves. Association cannot be held responsible

If any owner have paid 100% and have no due certificate from builder may come forward and association will jointly take up legally, provided the property must be bought directly from builder and not from the second owner or investor as there is no legal binding. Second hand buy resolution is only thru mutual understanding between the builder & his immediate seller based on their agreement. Association may take initiative and may help such poor victims

Association must take up General maintenance

Security, Water, House keeping & STP are mandatory

We have only 4 borewells out of which 2 no water. We are buying water from outside for supplying to our existing customers & stanza. We insisted for more bore wells & proper rain water harvesting

So far, no transparency in maintenance account. As heard, the cash outflow is more than inflow due to shortfall in collection of MMC. In this scenario, do you still recommend to take over?, If so, we welcome the respective on board in association body

STP is not fully satisfied as there is some technical glitch and they are disposing all water in near by land which pollutes ground and comes back as drinking water for our daily use with E-coli bacteria

May be, owners claim that let builder complete all amenities and we will pay in full and builder may claim, let the owners pay pending payment to complete. This is beating around the bush and can be sorted out legally which association will take up on everyone cooperation & fund generation

House keeping is required on day in & out which also can be decided. Security is must  and we can bring system at gate to ensure the safety & security of residents living here. We will discuss this week Friday and suggestions are welcome, We will decide these 2 partial take over on legal opinion

Dear all, 

Our maintenance team is struggling to remove the disposed diapers, waste clothes, napkins disposed through toilet closets and flushed in sewage line as it get struck in T joints of your floor, concealed lines in ground. 

This will lead to SEWAGE water block in the entire system. Example-  inner cloth struck in C Block . As requested many time, dispose thru separate polythene bags in dust bin.
